Every case is different, but most follow the same path. We handle each step and keep you informed along the way.
Notice
We prepare and serve the right notice — a 14-day rent demand for non-payment, or the proper termination notice for a holdover.
Petition
If the tenant doesn't pay or leave, we file the summary proceeding and have the papers served.
Court
We appear for you in court, negotiate where it makes sense, and try the case if it comes to that.
Possession
With a judgment in hand, we file and process the warrant of eviction so you can recover your property.
Most evictions take two to eight months, depending on the case and the court. Flat fees start at $900 per rental premises; hearings or trials are billed hourly and the warrant is $250, so most landlords budget about $1,300.
