Why a Broker's License Matters to Clients

Few real estate questions are purely legal. Buyers and sellers also want to know how a contract term will play out at closing, what a title issue means for their timeline, and how the pieces of a transaction fit together.

Because Mr. Moore holds a real estate broker license as well as a law license, he works with both halves of that picture: the documents and the deal. Contract negotiation and drafting, title review and closing guidance come from someone familiar with how property transactions actually move in New York.

For landlords, that same background brings an understanding of rental property as an investment and a business, not only as a court case.

Three Areas of Concentration

The practice concentrates in three areas. Each one turns on careful attention to documents, deadlines and the property or people at the center of the matter.

  • Real Estate Law: representation for buyers, sellers, investors and lenders in New York State property transactions, including negotiating and drafting contracts, reviewing title documents and guiding clients through closing.
  • Landlord-Tenant Matters: eviction services for landlords, including non-payment, holdover and special proceedings, court representation and warrant of eviction processing.
  • Estate Planning: wills and advance directives, so your wishes and decisions are documented clearly.

Our Approach to Clients

The firm's commitment is to personal and professional service. Clients range from first-time home buyers to seasoned landlords, and each one gets clear explanations of what comes next and why.

For landlords, the eviction process can feel daunting. The firm's goal is to make it as simple as possible: the office prepares and serves the rent demand or termination notice, files the proceeding, appears in court and handles the warrant of eviction, so owners are not left to work through court procedure on their own.

For buyers, sellers and families, the aim is the same. You should understand the documents you sign and feel prepared for each step, whether that is a closing date or a conversation about a will.

The Practice by the Numbers

The firm reports the following approximate figures. They describe the volume and length of Mr. Moore's practice, not a promise about any individual matter.

  • About $36 million in real estate closings per year
  • 250+ landlord-tenant cases per year
  • 20+ years of experience

Frequently asked questions

Does the firm represent tenants?

No. In landlord-tenant matters, the firm represents landlords only. Tenants seeking representation should contact another attorney or a local legal services organization.

Who does the firm typically work with?

Home buyers and sellers, real estate investors and lenders, landlords and property owners, and individuals and families planning their estates. Clients range from first-time buyers to seasoned landlords.

How are eviction fees handled?

Summary eviction proceedings (holdover, non-payment or special) are handled on a flat fee starting at $900 per rental premises. That covers the eviction notices, service of process, the court filing fee, the notice of petition and petition, one court appearance and the judgment application. Hearings or trials are billed at $250 per hour (with a $250 minimum if a trial is ordered), and warrant filing and processing is $250; most landlords budget about $1,300 in total. Representation does not include collecting rent arrears or judgments. See Fees & FAQ for the full schedule, or call the office about fees for real estate and estate planning matters.
